Don’t Let Hidden Plumbing Problems Drain Your Budget

A standard RICS homebuyer report gives your boiler and heating system only a brief mention. Our survey goes much further β€” a qualified gas engineer spends 1.5–2.5 hours assessing every key system in detail, including a full boiler inspection.

You’ll receive a clear written condition report using the same 1–2–3 rating system used by RICS surveyors: Satisfactory, Attention Needed, or Urgent. Perfect for negotiating the sale price or planning your first-year maintenance budget.

  • Boiler condition, age and efficiency assessment
  • Central heating system including all radiators and TRVs
  • Gas pipework, meter, ECV and CO safety check
  • Water cylinder condition (if installed)
  • Drainage quick-check: sinks, basins, bath, WC
  • Other gas appliances β€” gas fire, hob, cooker

Frequently Asked Questions

Common questions about the home buyers plumbing and gas survey.

Is this the same as a Gas Safety Certificate (CP12)? +

No. A CP12 gas safety certificate confirms gas appliances are safe to operate β€” it’s a compliance document. Our home buyers survey is a detailed condition assessment covering the boiler, heating, gas installation, plumbing, drainage and water cylinder. We can add a CP12 to the same visit at a reduced rate.

Will this replace a RICS HomeBuyer or Building Survey? +

No β€” a RICS survey covers the whole structure. Our survey focuses specifically on plumbing, heating and gas systems in far greater detail than any RICS report provides. Many buyers commission both: a RICS survey for the structure and our survey for the systems.

How long does the survey take? +

Between 1.5 and 2.5 hours depending on the size of the property and complexity of the systems. You’ll receive the completed PDF report by email the same day. There’s no need for you to be present β€” we can liaise directly with the vendor or estate agent.

Can I use the report to negotiate on price? +

Absolutely β€” this is one of the most practical uses of the report. If we find issues rated 2 or 3, you have a professional, documented basis to request a price reduction or ask the seller to carry out remedial works before exchange. Our reports are accepted by solicitors.

Can a seller arrange this survey? +

Yes. Having a survey ready before listing shows transparency, can speed up the conveyancing process, and may help you achieve a better sale price. We’re happy to work with sellers directly or through their estate agent.

What areas do you cover? +

We cover South West London including Streatham, Balham, Tooting, Clapham, Mitcham, Brixton, Norbury, Wimbledon, Croydon, Wallington, Sutton and surrounding areas. Call us if you’re unsure whether we cover your area.

Do I need to be present during the survey? +

No. We can arrange access directly with the vendor, estate agent or solicitor. We’ll send the completed report to you regardless of whether you’re present on the day.
